A properly installed epoxy floor is nearly maintenance-free — but a few simple habits will keep it looking showroom-fresh for decades.
Regular Cleaning Is All You Really Need
The biggest advantage of an epoxy floor is how easy it is to clean. Dust and debris don't cling to the surface the way they do on bare concrete. A weekly sweep or dust mop is usually enough for a typical garage. For deeper cleaning, a mop with warm water and a small amount of mild soap works perfectly. Avoid harsh chemical cleaners like bleach or ammonia-based products — they can dull the surface over time.
Act Fast on Spills
Epoxy is highly resistant to oil, gasoline, antifreeze, and most automotive chemicals — but that doesn't mean you should leave spills sitting. Wipe them up promptly, especially anything acidic like battery acid. The coating is tough, but prolonged exposure to concentrated chemicals can eventually cause discoloration or softening. A quick wipe with a paper towel or shop rag is all it usually takes.
Protect Against Scratches
Epoxy floors are scratch-resistant, but not scratch-proof. Heavy metal tools dropped repeatedly in the same spot can eventually leave marks. If you move heavy equipment or vehicles with metal skids, place rubber pads underneath. Under normal use — car tires, foot traffic, occasional dropped items — you shouldn't see any scratching over the life of the floor.
Watch for Hot Tire Pickup
One issue specific to epoxy (not polyaspartic) is hot tire pickup. When a car is parked immediately after driving, the hot tires can bond slightly to the epoxy surface and lift the coating when the car pulls out. This is more common with lower-quality epoxy systems. If you have our coating, this is unlikely — but if you notice any stickiness, park the car after it's had a few minutes to cool, or switch to a polyaspartic coating that doesn't have this issue.
Annual Inspection
Once a year, do a quick visual inspection of your floor. Look for any chips, cracks, or peeling near the edges or around drains. These are rare with a properly installed floor, but addressing small issues early prevents them from spreading.
